Located at the center of the Upper Montclair business center, the client inherited the building, a former law offi ce, and wished to redevelop into new retail and offi ce space. The building was abandoned for some time, and the disorder inside made it diffi cult to rent.Since the client did not have tenants for the spaces, it was decided that it would be best to renovate the building as a ‘vanilla box’ first to make it attractive to rent.
As a commercial property located in the Upper Montclair Historic District, the design required approval from both the Planning Board and the Historic Preservation Committee. The challenge was to modernize the building, yet provide a design that was historically sensitive and all within the client’s budget.
The first floor plan shows a basic vanilla box scheme and was developed after the asbestos abatement was completed. New ADA entrances and bathrooms were installed in the prospect.
